It’s no secret that Covid-19 has left people across the country and in Florida spending more time at home than ever before. Top agents from across the US revealed that 76% of homeowners are outfitting their new abodes to be a more enjoyable retreat in HomeLight’s Q3 Survey. The report revealed that homeowners are overwhelmingly looking to make their properties more comfortable for relaxation, getting that vacation vibe without the jet lag. Here are some ideas to help you get creative with upgrades that will up your home’s staycation game. 

 

Home gym

As public spaces became off-limits, many people who were used to hitting the gym every day, had to find alternative ways to get their workout in. As outdoor sports and zoom workouts became the norm, more and more people were finding it necessary to create a dedicated home gym space. And that trend is here to stay for now. You can go all out with a full workout room, or buy free weights and a yoga mat that you can tuck into a corner or cabinet. The survey found that building out a full-on home gym, averaging $11,215, also has a 51% ROI when you sell your home by recouping an average $5,681. How extreme you want to go depends on your space — an extra bedroom, area of a garage, or even a covered back patio can all be options if you want to make this upgrade. 

 

Spa luxury

One of the key elements of a staycation for many people is relaxation mode. For some, that might mean a spa day or lounging by a pool. If you are looking for the ultimate upgrade, like a home sauna, the survey found that it could payoff in the end, for more than your relaxation, with a 42% return on investment. Meanwhile, an inground pool could get you a 51% return. An upgrade that can add luxury without breaking the bank is giving your bathroom a DIY facelift. Start by picking a calming neutral color palette, repainting walls and removing worn rugs, and towels. Fixtures can be the next area to tackle by upgrading faucets and towel holders with contemporary designs so that everything matches. Adding lighting and greenery can also take the bathroom up a level, replacing bulbs for brighter ones, and taking plants into your space, even artificial greenery if the room doesn’t receive much natural light. Upgrade all linens so they are coordinated and replace your shower curtain if you have one. 

 

Home dining 

2020 could be considered the year of the home chef, as more people are taking fine dining into their kitchens, with access to restaurants restricted. If a full kitchen remodel is at the top of your list, more power to you, but you can also make some simple changes to make the kitchen more enjoyable and user-friendly. Bakers might consider adding a dedicated rolling cart for their supplies, or shelves to store flours and other ingredients. If you are dreaming of a brand new kitchen, but aren’t quite ready for the full remodel, you can consider affordable kitchen upgrades, like adding a double sink, replacing countertops, or repainting cabinets. Upgrading your dining table and chairs (or recovering the chairs that you have), can be another way to get that restaurant experience at home. 

 

If your vacation plans have been put on hold, making some upgrades to take your home up a notch may be a way to create the relaxation that you need, without going anywhere.

As they say – all things change. The rental market swings up and down depending on the current economy, interest rates and the sales market. Different markets can lead to more or less properties on the market for rent.

Be Competitive with the Rent

An overpriced rental is just that – “overpriced.” Prospective tenants, like prospective buyers, first compare housing prices. A desirable tenant is not going to choose a property at a higher rent if they can obtain a similar one in the area for a lower price. Holding out for a higher rent simply does not make economic sense. When needed, owners need to lower the rent to be competitive in the current market and avoid losing more with a long-term vacancy. As stated before, all things change, and rents will increase again.

First Impressions

If your property is competing against several others in the neighborhood, it is critical that the first impression when they drive by is a positive one. Will they want to see the property or just keep on driving? Maintenance on the outside of the property is just as important as the inside. Generally, once they have a bad impression, they will not be calling again. The first glance with a renter is just as crucial as with a new homebuyer. Consider investing in any exterior maintenance issues when the property comes up for rent:

Outside paint and roof or gutter replacement: there is nothing worse than peeling paint or non-existent paint, a sagging gutter, or a roof that looks like it will leak. Updating any of these items can go a long way to giving a property a fresh look and making a great first impression.
Overgrown shrubs, trees, weeds, untidy lawn, and a littered property: This may turn off a tenant because it gives the impression that the neighborhood is not safe or that the owner simply does not maintain the property.
Second Impressions

If the property is successful in “inviting the tenants to look,” then it is equally important that a dismal interior does not spoil their interest. It may be time to look at updating the interior paint, carpeting, appliances, lighting, or any other item that detracts from the unit. Ask yourself, “would I want to live here?” If the answer is no, it is time to look at updating the unit.

Incentives Can Make the Difference

If you are matching the competition with the rent, the size, and the condition of the property, sometimes it just takes a “little more incentive.” This is the time to consider offering something extra such as including cable service, membership to a health club, paying for a portion of the utilities, a gift certificate to a restaurant, etc. There are dozens of items that might just push an applicant to make that final decision.

Protecting your Packages this Holiday Season

If you’re anything like me, you worry about having packages delivered to your home when you’re not there especially during the holiday season. So how can you ensure that your package will be delivered to you?

1. Install Security Cameras:

When looking at security cameras try to get one that is motion censored and Wi-Fi capable so that you can receive alerts to your smartphone when you’re not there or the police will be alerted. Important security camera features are; motion detection, field of view, night vision, movement, Wi-Fi capability, cost, sound, and resolution. security cameras can be a double task not only can they alert you when there is a trespasser but they can also get a facial reaction if the thief or intruder gets away. Security Cameras are always good to have around your home just to help keep your home secure at all times.

2.  Get to Know your Delivery People

Being friendly is always a great option. When you know your delivery people you can let them know if you will not be home or if you prefer an alternate delivery time. Also if there seems to be a suspicious activity or it does not seem safe to leave your package they can let you know that they did not leave it and an alternate way to receive your package.

3. Team up with Neighbors

Teaming up with your neighbors is another good practice, you can help them and they can help you. You could send packages to their home if you’re not going to be home but they will, or you can ask them to grab your packages for you, or just to help keep an eye on your home. Keeping your neighborhood safe and friendly should be in the best interest of all who lives there.

4. Change your Mailbox

There are package mailboxes that you could get, you just need to make sure it is USPS-approved before purchasing. This is a great idea because your packages will always be secure.

5. Require Signature or Pick up in Person

Requiring a signature is an option that can help secure you are the person receiving the package and if no one is home then the package will not be left. Picking up in person is a great idea especially if you know you will not be home for a few days or are in and out. Picking up in person is the most secure method.

6. Package Guard

Package Guard is a frisbee-sized disc that is Wi-Fi capable sending an alert to your phone when your package is placed on from the disc. This is a great way to ensure that your package is arriving.

7. Reroute the Delivery

If you know that you will not be home for the delivery time you could reroute it to your workplace or a family or friends home. This is a secure way to ensure safe delivery.

8. Request Vacation Hold

If you’re going away for the holidays then you can request a vacation hold until you return. Most places offer free holding of packages, you will just need to check before making the request.

Sending packages can be just as stressful as receiving. You do not want to send a package that gets lost or broken. Check out these tips to help avoid an upsetting holiday package arrival.

1. Remove Old Shipping Labels

Reusing old shipping boxes is financially smart, but if you leave those labels on the box it could make for a stressful time. If you leave the old shipping labels on the box it could go to the wrong location or at the very least make the job more difficult for the delivery person. Plus, leaving those labels on makes it looks like you do not care or did not take your time with this package.

H Taping is the correct way to tape packages, this method secures the package from opening. When using the H taping method be sure to use packaging tape which is 2 inches thick and can withstand 60lbs. If you have an irregular shaped box just be sure to tape along all the open seams when you seal it. Do not use duct tape.

If you have a very fragile item it can be unnerving to send, especially if you’re like me and have had a bad experience of someone receiving a broken present. It’s not always the deliveries person fault, the holidays are very stressful time for them. Help make their jobs easier by doing everything you can to ensure the safety of your package, box-in-a-box is a great method, while it may cost a little more due to weight it is better than the receiver receiving a broken package. First, this is first sure your item is securely cushioned about 2 inches thick, then place your item inside your smaller box filling all open space with loosefill peanuts minimum of 2″ thick, then place the small box in the outer sturdy box filling the excess space minimum of 3″ thick with loosefill peanuts. Now you have yourself a securely packaged item.

4. Sending Baked Goods

Who doesn’t love receiving homemade cookies, especially ones that you used to make with your grandma or mom for holidays? The perfect gift for college students who won’t be going home for the holidays are their favorite baked goods. However, packaging these baked goods can be worrisome because what if they receive them and they are no longer good? Domino Sugar has a set of instructions to follow to help ensure a yummy received treat.

5. Provide an Internal Shipping Label

If your package got damaged and the delivery service needs to repackage make their jobs a little easier by providing information of where to ship to. This could include providing a business card with name, phone number, and address or just a piece of paper written on eligible with that information. It is safer to make sure you are doing everything you can to make the deliveries job easier so that you do not have to work harder if something were to happen to your package.

It is that time of year again when everyone is out shopping for all of his or her Christmas gifts for the best deals. It is fun but can be overwhelming especially if the store you’re heading to runs out of what you need. However, there are ways to avoid the frustration of Black Friday. You need a strategy, follow these tips and strategies for your most successful Black Friday yet!

1.)Scout

Start early before Thanksgiving go to the stores that you know you are going to want to go to on Black Friday and check the deals. Some retailers have their best deals on Thanksgiving. Check ads, it is easy to skip over stores that you do not usually shop at but one of those stores might have a better deal. Some deals may only last until a certain time pay attention to that.

2.)Budget

Set a budget and do not go over it. This will help with impulse buys. At the time an impulse buy may not seem to make a difference especially if it is a good price but if you make one or two impulse buys in the 5 stores you go in, that’ll add up. Stay safe carry a small purse that closes all the way that remains in front of you at all times. Cash is a great way to stay on a budget but is more likely to be stolen or lost, a debit card is ok but fraud protection is weaker, credit cards are better with fraud protection but allow you to overspend. It sounds like I just told you every method of payment has a downfall and it does, but to remain on the budget keep a checklist, prepare ahead and do the math. Add up every receipt make sure you’re not going over your budget.

Several sites will begin posting the Black Friday ads when they become available. Be sure you are getting the best for your buck, while it may look like a great deal you may be able to do better somewhere else, check these sites for price comparison Shopping.com and PriceGrabber.com You can check these sites for the latest deals:

If you enjoy going out at the crack of dawn, then this is the deals for you. Some stores will offer early bird specials which could be gift cards for the first 500 customers to walk in the store. Stores that provided the “early bird” deal last year was H&M which gave the first 100 people in line tickets for up to $300 in-store credit. Another store Sports Authority at midnight, Sports Authority rewarded the first 80 customers to walk through its doors with cards worth up to $500. They always say “the early bird gets the worm” check out which stores are offering it this year!

5.) Deepen your Discounts

While most stores keep their return policy the same for Black Friday. There are the exceptions of the shops who do not receive some even charge restocking fees as high at 15%, primarily for electronics. Check the company website you can usually find the return policy information there or signage at the customer service desk. While asking the sales clerk is an option if they give incorrect information then the written policy will trump whatever they may have said. Just be careful when asking the clerks because they are under much stress and sometimes they may not fully know the return policies especially if they changed for Black Friday.

8.) Split Up

While shopping with friends can be fun. Use your numbers to have more extensive coverage areas. Have a game plan and have people in designated stores.

Today is America Recycles Day, but why? On November 15th 1997the National Recycling Coalition started this day and it is declared yearly by the Presidential Proclamation. 

This day encourages Americans to commit to recycling, this had been a program of Keep America Beautiful since 2009. To raise awareness there are thousands of events across the United States to raise awareness about the importance of recycling. As a commitment to recycling and buying products made from recycled materials, you can take a pledge.

There are events all the time here in Orlando that is focused on recycling. Come out meet new people and help save the world. Here are some events that are happening:

Downtown Orlando is keeping our city beautiful with newly installed solar-powered recycling and waste units. For more information on Keep Orlando Beautiful (KOB).  If none of these interest you there is much more all year long, just keep an eye out for events in your area.

Do you need some ideas on how you can keep America clean? Check out these awesome 10 ideas from Harmony Enterprises, INC. 

  1. “Find out if carton recycling is available in your area.  If it’s not, talk to your local recycling center about recycling cartons. The Carton Council has some great resources.
  2. Stop throwing away clothing and household textiles. Find a local clothing recycler or contact Secondary Materials and Recycled Textiles Association (SMART) to find out where to donate.
  3. Encourage your kids to recycle at school. If recycling is not widely available at your school, talk to the principal, superintendent, or PTO about it.
  4. Avoid plastic bags by bringing your own bag, or simply declining the bag when you can.  When you have excess plastic bags, dry cleaner bags, or newspaper bags, bring them to your local retailer to recycle.
  5. Take the “I Recycle” pledge, and invite your friends to do the same. Businesses can also pledge to recycle more.
  6. Talk to your kids about recycling.  Beyond the typical paper, plastic, and aluminum, how can they recycle their clothes, toys, or electronics? How can they use recycled items into art projects or gifts?
  7. Find or host a recycling event in your area and take part! There are thousands of America Recycles Day events being held around the country.
  8. Get familiar with what you CAN and CAN’T recycle.  Here is a great refrigerator list, and a few more items you probably forgot.  Recyclable items can also vary by where you live, so check with your local recycling center too.
  9. Get inspired!  Go to the America Recycles Day website to find out what other communities and companies are doing. You may also be inspired by Sweden’s 99% recycling rate or what recycling centers like Winneshiek County are doing.
  10. Buy recycled when you can! When you purchase items that are made from recycled materials, you help eliminate the need for virgin materials. Buying art made of recycled materials can be even more meaningful.

Keep Orlando beautiful, keep America beautiful, keep the world beautiful. Get out in your community find out ways you can help fight the war on waste.
